Legionella is a type of bacteria that can be found in water. It can cause illnesses like Legionnaires’ disease, a potentially fatal type of pneumonia.

Legionella bacteria grow within domestic water systems, typically where water stagnates or becomes warm. It poses a health risk when it is aerosolised into small droplets that are inhaled.

Why should I be concerned about legionella?

Building owners have a responsibility for water quality within a building and could face hefty fines or even legal prosecution if they fail to comply with the latest legionella legislation.

Applicable legislation includes the following:

  • The Health & Safety at Work Act 1974
  • The Control of Substances Hazardous to Health Regulations 2002

The HSE provides guidance including the following:

  • HSE ACoP L8 – Control of Legionella Bacteria in Water Systems
  • HSG274 The Control of Legionella in Hot and Cold Water Systems

Legionella risk assessments

A legionella risk assessment will assess the domestic water system within your property and identify areas of risk. These may be where there are large volumes of stored water, unused water outlets, overheating of cold water supplies or incorrectly installed pipework and equipment.

Some premises have specific requirements applicable to the nature of their use, such as health care premises (HTM04) or commercial laundries.

Once areas of your water system that are at high risk of contamination have been identified, we can create a plan for the remedial work and treatments needed to make your systems as safe as possible.

Remedial works and treatment

To maintain compliance with legionella legislation, you will need to have the necessary remedial work done to fix any issues that have been identified.

Examples of the remedial services and treatments we might offer to get your water system in working order include:

  • Water disinfection services
  • Water tank cleaning and chlorination
  • Water tank replacements and modifications
  • The removal of unused pipe sections to prevent stagnant water
  • Pipework reconfiguration
